This 17.78-acre residential development in Imperial, Missouri, includes 49 single-family lots. The project followed a challenging zoning process involving neighborhood and political opposition, with simultaneous zoning and preliminary plat approval helping move the development forward.
Our scope included the design of approximately 2,350 linear feet of roadways, sanitary sewer, water main, grading, and stormwater infrastructure, along with permitting through FEMA, Jefferson County, Missouri DNR, Glaize Creek Sewer District, PcweWSD C-1, and local utilities.
The development will feature homes in the $450,000 to $550,000 price range, with an estimated infrastructure cost of $1.85 million.
